MANAGEMENT AND MAINTENANCE

Our management is here to help! Management team members are on-site from 9-6 pm, ready to assist. 

The Winsted at Valley Ranch offers a team of maintenance professionals and an after-hours emergency maintenance line to call for emergencies.  Please call 972-444-9494 and press option 3 to be connected to a Customer Service Representative.

Our Maintenance Technicians are able to provide assistance, and your presence is not required for the work order to be serviced. There are options listed on your resident portal that allow you to edit access entry notes for your home.

We ask that all maintenance requests are submitted through your resident portal. Work orders may also be placed via phone or in person.  If you need assistance completing this, our team is happy to help.

Emergency Work Orders must be called into our office during and after business hours by calling 972-444-9494, option 3.  Emergency work orders placed online through your portal after 6 pm will not be received until the office opens the next business day. Please note that our office is closed on Sundays.

If you find yourself locked out during business hours, stop by our office or call our leasing team.   If you are locked out after hours, you can call our emergency maintenance line or contact a locksmith if necessary.

AMENITIES

The Winsted at Valley Ranch offers multiple parking options and every unit has an individual attached single-car garage providing you two spaces, garage and driveway for your home.  There are plenty of unassigned parking spaces throughout the community available for guests.

Everything you need is right here at The Winsted at Valley Ranch. Our community offers a variety of amenities with a 24-hour fitness center with 2 saunas, parcel lockers, community grills, clubhouse kitchen, 3 pools, 2 spas, full-size basketball court, and sand volleyball court!  Find out more by checking out our Amenities page, then get in contact with our leasing team!

We love pets and our community is pet-friendly with up to two pets per home. Please review the Pet Policy and breed restrictions on our site or contact our leasing team for additional details.

Our units are unfurnished and give you the opportunity to fill your space with what matters most.

ADMINISTRATIVE AND LEASING

Our applications take 3 to 5 business days to approve. If you have questions about the status of your application, please give our leasing team a call or send an email to [email protected].

Easily pay your rent through the resident portal! The online portal will accept payment by bank account, debit, or credit card. If you prefer to pay a different way, our leasing team will also accept rent payments in the form of personal checks or certified funds. Contact our team if you have any questions about how to make a rent payment.

Renter's insurance is required. We offer a DWP policy for all our residents, or you may supply your own 3rd party policy. For more information on renter's insurance, contact our leasing team, who would be happy to discuss!

For internet and cable providers you can use Spectrum and AT&T, keeping in mind our property offers high-speed internet!

If your situation changes, we offer buy-out options with a lease termination fee! When you need our assistance, please call our leasing team to discuss your options for leasing changes. 

Our Leasing Team will provide utility set-up information upon moving into your new home, and all details will be included in the Welcome Letter.

Residents are responsible for paying all utilities. You are able to pay your monthly utility bill through our online portal for added convenience!

LOCATION AND DIRECTIONS

We offer excellent locations for public transportation. Uber, Lyft, and well-known bus lines are right within reach at The Winsted at Valley Ranch.

Great schooling and education are right around the corner, within walking distance as we are located in Carrollton and Farmer's Branch ISD.

Local shopping, dining, and entertainment surrounds the community, located just minutes away from the heart of Valley Ranch.  Public parks, walking trails, and library close by!

FOR FUTURE RESIDENTS

To apply for your new home at The Winsted at Valley Ranch, click on Apply Now on the top right hand corner! 

When reviewing an application to rent at The Winsted at Valley Ranch, we conduct a criminal background check, verify rental history, analyze credit history, and income-to-rent ratio. If you have questions about our application process, please contact our leasing team to speak with one of our friendly team members.

Applicants must have verifiable income equal or greater to three times (gross) the market rent. Guarantors must have original, verifiable income equal to or greater than six times (gross market rent).

Past rental qualification is at least 1 year positive rental history by verifiable 3rd party or mortgage payment history.

Our property uses Experian to verify income. If no records are found using this software, you may be asked to provide another verification method, such as banking information or past paystubs to validate income. A signed letter of employment can be submitted for review. 

Our system generates a risk vs credit score. Bankruptcies, judgments, and balance(s) owed to other management may cause an applicant to be denied. Apartment collections and evictions are automatically denied.  Approval process may result in Co-signer requirement or higher deposit.

We accept both appointments and walk-ins. We advise scheduling a tour to prevent any wait time and to ensure you can ask all the questions about your new home.

At The Winsted at Valley Ranch, there are guidelines as to what is permitted. If you have questions about decoration ideas, call the leasing office for details!

The Winsted at Valley Ranch does not have additional monthly fees for using amenities. Monthly fees include $3 Gate Fee, $6 Parcel Locker, $25.16 Valley Ranch Community Fee.

The upfront costs when you sign a lease are listed in detailed format in your Welcome Letter. It include your move-in rent, security deposits, prorated pet rent if applicable, and pet deposit if applicable. If you have any questions about the upfront costs, please contact our Leasing Office!
